Dubai Maritime City is basically a huge land bank. It’s a man-made island just on the left side of Mina Rashid.

Earlier, Maritime City was mainly built for industrial use, especially related to the ports and shipping industry. So, a lot of the infrastructure here is tied to that.

Later, a proper development plan came into place, and that’s when we started seeing residential
buildings rise in the area

Structure of the Area

Now, the thing about Maritime City is that most of it consists of individual buildings. Developers like Danube (Oceanz), Wakson, Prestige, and even Damac all have projects there.

But here, we’re going to focus mainly on the community side of Maritime City, because that’s where the long-term potential lies.

Beyond & Omniyat’s Role

The main community being developed in Maritime City
is by Beyond, which is actually a sub-brand of Omniyat
(the parent company).

  • Omniyat has an 11 million sq.ft. land bank along the Maritime City coastline.
  • Out of that, around 8 million sq.ft. will be developed by Beyond, while the remaining part will be handled directly by Omniyat.
  • The Omniyat portion is expected to include ultra-luxury projects under the Dorchester Collection.

Current Status

  • The only ready building in Maritime City as of now is Anwa by Omniyat.
  • Other developments under construction include Saria and Aria, along with several launches by Beyond.
  • So effectively, Beyond and Omniyat together are shaping the first proper community inside Maritime City.

Beyond’s Master Plan

The main selling point of Beyond is:

  • It’s backed by Omniyat, a boutique developer known for luxury projects.
  • The master plan is split into two distinct districts:
  • a. The Bay Focused on waterfront living. This side has swimmable lagoons, water features, an artificial beach, spas, wellness centers, and a promenade. It will likely include 7–10 buildings, mostly waterfront-facing.
  • b. The Forest Focused on greenery and wellness. This side will be fully covered in lush landscapes, with more nature-driven amenities. The forest buildings, however, won’t have direct waterfront views like the Bay side

Investment Performance & Timeline

  • As of now, it’s too early to judge the investment performance because nothing from Beyond is ready yet.
  • The first handovers are expected around Q4 2028 to 2029.
  • This means appreciation data and actual rental performance will take time to show.
  • But based on Omniyat’s track record and the scale of the land bank, the long-term potential is strong.

Pricing

If we check the prices right now:

  • 1-Bedroom – Starting around AED 2.2M
  • 2-Bedroom – Around AED 3.8M
  • 3-Bedroom – Around AED 5.5M

Clearly, entry prices are higher than Rashid Yachts & Marina, and that’s because Maritime City, especially with Beyond and Omniyat, is being positioned more on the luxury side

Rashid Yachts & Marina

Rashid Yachts & Marina is a 25 billion dirham development by EMAAR. It’s actually Emaar’s largest development by the sea, spread across 6.8 million sq.ft. The whole thing is developed by Emaar in partnership with P&O Mariners.

Location & Background

Now, this is located in Mina Rashid. Earlier, Mina Rashid was mainly used as a trading hub that’s why you still see Port Rashid there today. Emaar basically took over this land and turned it into a proper residential master plan

Unique Selling Point

The main selling point of Rashid Yachts & Marina is that, unlike other maritime man-made islands where different developers are involved, here the entire island is handled only by Emaar. So, everything — from planning to management — is controlled by one developer, which makes a big difference in long-term value.

  • Phase 1 – Consisted of 11 buildings, with the first launch Seascape now handing over.
  • Phase 2 – So far, there have been six waterfront launches.

The latest waterfront project is Baystar by VIDA

The newest launch overall is Sera. Now, Sera is not waterfront, but because it’s directly connected to the Water Gardens, I personally think this could be an even better investment than the waterfront launches.

Investment Performance

If we check how the community has been performing, the first launch Seascape has already appreciated by around 50%. And this is not just talk. it’s actually recorded in the DLD transactions.

Compared to nearby projects like Maritime City and Dubai Islands, Rashid Yachts & Marina has shown stronger appreciation and is clearly standing out.

First of all, we can see there are only two islands in the market – Island A and Island B.

  • Island A is a mixed-use development with multiple developers. This island is also connected to Island B.
  • Island B features projects by Nakheel, such as Bay Villas and Rixos Bay Residences, which are branded residences.

Then, on the second row, we have Bay Grove by Nakheel, which is water-facing with a private beach, but not open sea-facing.

People who are buying specifically for short term rentals then let me make it clear that there will be 86 hotels in Dubai islands so competition what you will have to face for short term rentals will be insane.

If we talk about mall the construction is stopped from long time and timeline given to complete it is late 2030 which is a long shot

So if you are thinking to invest in Dubai islands keep minimum 5 to 7 years in mind you will make money but it will take long time If you talk about bay grove series by Nakheel on island B with 15 buildings and most of 1 bedrooms are community facing

You have good-sized layouts and the entry price is decent, but again, on handover, due to the mixed-use developments on Island A, you will get more attraction.

  • Imagine a project where the starting price is 2 million AED from the developer, and just opposite, across the road, you find something priced at 1.5M to 1.6M AED.
  • There is no proper control of supply, demand, or price per sq.ft.
  • The growth rate will not be the same as what you can expect in a master community by EMAAR, such as Rashid Yachts and Marina.

The only product I believe was a true gold mine on Dubai Islands was Bay Villas:

  • In the resale market, there are 40 transactions, with a minimum appreciation of 15% up to 50% – and it is expected to grow further.
  • Phenomenal entry price.
  • It was overpacked and sold out in just a few hours due to limited inventory.
