Dubai Maritime City is basically a huge land bank. It’s a man-made island just on the left side of Mina Rashid.
Earlier, Maritime City was mainly built for industrial use, especially related to the ports and shipping industry. So, a lot of the infrastructure here is tied to that.

Rashid Yachts & Marina
Rashid Yachts & Marina is a 25 billion dirham development by EMAAR. It’s actually Emaar’s largest development by the sea, spread across 6.8 million sq.ft. The whole thing is developed by Emaar in partnership with P&O Mariners.
Location & Background
Now, this is located in Mina Rashid. Earlier, Mina Rashid was mainly used as a trading hub that’s why you still see Port Rashid there today. Emaar basically took over this land and turned it into a proper residential master plan

The main selling point of Rashid Yachts & Marina is that, unlike other maritime man-made islands where different developers are involved, here the entire island is handled only by Emaar. So if you are thinking to invest in Dubai islands keep minimum 5 to 7 years in mind you will make money but it will take long time If you talk about bay grove series by Nakheel on island B with 15 buildings and most of 1 bedrooms are community facing
You have good-sized layouts and the entry price is decent, but again, on handover, due to the mixed-use developments on Island A, you will get more attraction.
